UK Commercial Real Estate: Market Conditions
The commercial property market in the UK has witnessed a decade of strong performance led, inter alia, by the weight of money seeking property exposure, strong economic growth supporting tenant demand, a strong debt market characterised by low interest rates and aggressive lending terms, and a modest level of speculative development.
However, since early summer, the level of investor demand for property has subsided dramatically due in large part to the advent of the liquidity crunch in the debt markets which has affected both the terms of debt being offered and in some cases its availability.
